Mobimo Records Higher Development Gains
Mobimo’s net profit grew by 54 percent last year to 192,9 million francs. Gains from the revaluation of its property portfolio amounted to 106,9 million francs.
At year-end, the value of the real estate portfolio stood at 4,2 billion francs, an increase of 10,4 percent, according to a statement released on Friday.
Results from development and sales activities also increased substantially, rising by more than 60 percent to 53,3 million francs. Mobimo had already pointed to strong development gains in early November.
Rental income improved only modestly, increasing by 1,5 percent to 125,5 million francs. The reduction in the reference interest rate only began to have an impact toward the end of the year, the company said. On a like-for-like basis, rental income growth reached 2,0 percent. In 2026, the rental income base is expected to expand further due to portfolio additions.
The vacancy rate worsened to 4,1 percent at year-end. It had stood at 3,8 percent at mid-2025 and at 3,6 percent a year earlier.
Revaluation Gains Jump
Gains from revaluations increased sharply to 106,9 million francs, compared with 43,1 million francs in the previous year. The company attributed this to the positive momentum in the real estate market, low interest rates, and the high quality of its portfolio.
As a result, operating profit including revaluations climbed by around 50 percent year-on-year to 257,3 million francs. Excluding revaluations, operating profit rose by 17 percent to 150,4 million francs.
Net profit excluding revaluations improved by 16 percent to 105,6 million francs.
Shareholders are to receive an unchanged dividend of 10,25 francs per share.
Confident Outlook for 2026
Mobimo is confident about the current year. Its development pipeline remains well filled. Rental income is expected to grow organically by 3 percent, while results from development and sales activities are forecast at around 25 million francs. The vacancy rate is expected to rise slightly again to around 4,5 percent, mainly due to the completion of the renovation of the Office Tower.
