Mobimo Increases Profit and Continues Acquisitions

In the first half of 2025, Mobimo achieved a profit of 109,7 million francs including revaluation effects. Compared to the same period last year, this represents an increase of 67 percent. Excluding revaluation, the increase was 7,7 percent to 51,5 million francs, according to figures published on Friday.

In addition to valuation effects, higher proceeds from sales also contributed positively to the result. Income from development and sales doubled to 24,6 million francs. In contrast, rental income stagnated at 62,5 million francs.

The excellent quality of properties in the portfolio was particularly beneficial in the current positive dynamics of the real estate market, the company stated. Revaluations of residential properties again contributed significantly to the revaluation result. At the same time, commercial properties also accounted for around a quarter of the valuation gain, the company emphasized.

Earnings before interest and taxes (EBIT), including revaluation effects, rose by 75 percent to 144,5 million francs and by 19 percent to 73,0 million francs excluding them.

The vacancy rate stood at 3,8 percent at mid-year, up slightly from 3,6 percent at the end of 2024. The total portfolio value increased by 3,2 percent to 3,92 billion francs.

Management is confident that it will meet or even exceed its full-year targets. So far, expectations had been for rental income slightly below the previous year’s level and income from development and sales slightly above the 2024 level.

Acquisition of Five Properties and Two Projects

Also announced on Friday was the acquisition of EMWE Holding. The acquired portfolio has an estimated market value of around CHF 230 million. It includes five residential properties in Uster, Wädenswil, and Zurich, as well as two properties under construction—one in Zurich and one in Kloten. The acquisition is expected to generate annual rental income of around 6,5 million francs.

The agreed value of the assets, primarily the properties, amounts to 185 million francs, and the liabilities, mainly bank financing, to around 77 million francs. The purchase price is to be paid 51 percent in Mobimo shares, and a capital increase is planned for this purpose.
